The Panora Estuaria sits directly on the Baan Amphur beachfront at Soi Na Jomtien 22, on the quiet side of Pattaya where the Gulf meets a protected mangrove estuary. Four eight-storey buildings, 264 residences and six retail units share six and a half rai of sand, lagoon water and mature planting.
The name comes from the estuary itself. Instead of a single tower behind a gate, the estate is arranged as a low-density hideaway: mangrove lagoons at its centre, a beach pool and private onsen in the Samuttra building, and rooftop terraces looking out over the water.

On Soi Na Jomtien 22 in Na Jomtien, Sattahip District, Chonburi, on the beachfront at Baan Amphur. That is south of Jomtien, about 25 minutes from U-Tapao airport and 5 minutes from the Pattaya to Bangkok motorway.
How many units and buildings are there?
264 residences in four eight-storey buildings and six retail units. Nara has 59 units, Pana 88, Kirima 42 and Samuttra 81.
What does the 50 / 50 promotion mean?
You pay 50% on signing and move in, then pay the remaining 50% over 24 months at 0% interest. Built-in furniture and three electrical appliances are included. The promotion runs until 31 October 2026 and applies to all remaining available units. Booking fees are 100,000 THB for a 1-bedroom, 200,000 THB for a 2-bedroom and 300,000 THB for a 3-bedroom.
What are the running costs?
The common area fee is 75 THB per m² per month, payable 24 months in advance. The sinking fund is 700 THB per m² as a one-time payment. The transfer fee is 1% and is paid by the purchaser.
Can foreigners buy at The Panora Estuaria?
Yes. The project is a registered condominium and foreign freehold quota units are available in the current list across one, two and three-bedroom layouts. Most of the remaining available units can be bought under the foreign quota.
